Brand, film and demand for residential builders. We put your work in front of the homeowners you want, give them a reason to pick you before they compare quotes, and keep enough of them coming that you can plan the next twelve months, not the next job.

Builders we’ve worked with

Who it’s for

For the builder who’s good, busy and invisible.

You turn over somewhere between one and five million. New builds, renovations, extensions, a mix that shifts year to year. The work comes from past clients and a few architects who know you, and for the last five years that’s been enough. But you don’t decide when it arrives or what it brings. And the homeowner who finds you any other way can’t see the difference between you and the next builder, so they compare the only thing they can: the number at the bottom of the quote.

We don’t fix the work. We get it seen, give people a reason to choose it, and keep the pipeline full enough to grow on.

NE Homes

NE Homes

Booked out eighteen months ahead. Now $3M and up only.

Custom new builds · South-east Melbourne

Drew a hard line between Bill and the volume builders around him, then rebuilt the website and every message on it from that line.

Around fifteen enquiries a month from organic channels. The book is full for eighteen months, and Bill now only takes builds of $3M and up.

Harbcon Built

Harbcon Built

Around 50% growth in twelve months. And people started asking to work for him.

New builds · commercial · Melbourne

Around 50% growth in twelve months and less haggling over price. Five people asked to join the team after seeing his brand.

High Level Homes

High Level Homes

Ten years on referrals. Then one of the architects started talking about retiring.

Custom new homes, extensions · Melbourne

Film. Project walkthroughs and Russell on site, cut for the website and social.

More consistent work, and better projects coming through. In Russell’s words: “Video tells a better story than just photos.”

Granny X

Granny X

A hundred leads a month became ten good ones. Close rate went from 10% to 50%.

Granny flats · Investor-facing · Victoria

Repositioned the business for investors, then built the website, the content and the Meta campaigns. We still run them.

About ten leads a month instead of a hundred, and all of them real. Five book straight into a meeting. One or two sign, every month.

VYOM Builders

VYOM Builders

From $400K renos to $1.2M new builds.

New builds and renovations · Brisbane / Gold Coast

Meta campaigns and a landing page aimed squarely at new-build clients, with a small amount of content to run in them.

Naresh stopped chasing $400K renovations and started closing $1.2M new builds.

How it starts

Apply

Eight minutes. Where the business is, where the work comes from, what you’ve already tried.

Diagnostic

Thirty minutes with Soham. You leave with our honest read and a plan, whether you work with us or not.

We build

We start where the business needs it, often with film, and build until the right enquiries are coming in on their own.

Questions builders ask us.

Anything else: desk@sokostudio.com.au

Yes. Residential builders: custom homes, renovations, extensions, knockdown rebuilds, and the trades and suppliers who work alongside them.

It’s the only market we work in, so we don’t spend your first month learning it. We know what a homeowner is weighing when two quotes land on the kitchen table, which enquiries deserve an afternoon of quoting, and why the builder who explains himself on camera gets the call back.

You probably don’t need it yet. That’s usually the right time to build it.

Referrals and architects prove the work is good. They don’t let you choose when the work arrives, what kind it is, or what happens when an architect retires or a past client stops talking about you. For the last five years that hardly mattered, because there was enough work to go around. Keep every referral. Add a way for the right homeowner to find you that doesn’t depend on who mentioned your name this month.

Most of the builders we work with did too, and it usually wasn’t the internet’s fault.

It was a generic builder message shown to anyone who’d click, with nobody agreeing up front on what a real enquiry looked like. That’s how you end up with a $200K budget for a $700K job and three weeks chasing people with no land and no finance. We start at the other end: who you’re for, and why you’re worth more. Then we put that in front of homeowners with the project, budget and timing you actually want. Granny X went from a hundred leads a month to ten. They much prefer the ten.

Good. We’re not here to replace things that work.

The question is whether they’re all saying the same thing. Most builders bought the website from one person, the logo from another and the video from a third, and nobody briefed any of them on why a homeowner should choose you over the quote 10% under yours. We start with that answer, then look at what you already own. Some of it stays. We’ll tell you which.

You deal with Soham, start to finish.

He runs the strategy and stays your point of contact from the first call to the monthly meetings. Behind him is a crew of specialists who each own one part of the job: film, photography, edit, web and CRM, paid media, social. Each of them does one thing and has done it at the top end, for BMW, Porsche, Hilton and King Kong. Nobody is learning the trade on your build.

Not on day one. But it’s what moves a homeowner most.

They’re about to hand a stranger the biggest cheque of their life, for something they can’t send back. Finished homes show them what they’ll get. You on site, explaining how you handle budget, delays and variations, shows them who they’ll get. We plan every question beforehand and shoot it with a proper crew, so you talk for twenty minutes and we cut the best four. Most builders dread it. They stop dreading it once they see the cut.

Yes. Plenty of builders do.

Some come to us for one film of a finished home. Some want a crew on site every month. Some need the whole thing: positioning, website, campaigns. On the diagnostic call we work out where the business actually is and start there. If content is the right first step, that’s what we’ll recommend.

Yes. We work with builders Australia-wide. Strategy, web, paid media and edit run remotely, and for shoots the crew travels to you.

It depends on where the business is, so there’s no menu.

A builder who needs one film and a builder who needs a full campaign shouldn’t be paying from the same price list. Apply, and we’ll get on a thirty-minute call. You’ll get our honest read of the business and what we’d do first, whether or not you work with us. If there’s a fit, the investment comes with the plan. If we can’t help, we’ll say so.
